Electrical inspections for rental properties

An electrical safety inspection before a tenancy starts checks the switchboard, earthing, wiring and every safety switch, and gives the condition report something solid to record. It is also worth doing when you buy an investment property, or if a tenant reports tripping, flickering or a burning smell.

What NSW requires of a rental property

NSW Fair Trading says the property condition report should record visible electrical hazards, such as loose or damaged sockets, loose wiring and sparking power points, and whether there is a safety switch and whether it works. Testing the safety switch is the only way to confirm it works at the start of a tenancy. A faulty safety switch, or one detecting an electrical fault, is an urgent repair.
